What a full house renovation covers

A full renovation is not a decorating job with a bigger budget. It means stripping the property back far enough to correct everything that is wrong with it, then rebuilding to a specification that will still be sound in twenty years. On a typical Victorian terrace in Fulham or Putney that means taking out old plaster, lifting floors, replacing the wiring and pipework, dealing with damp at source and only then starting on the finishes.

Because every trade is sequenced by the same project manager, the work happens in the right order. Electricians first fix before plasterers arrive, not after. Underfloor heating goes in before the screed, not chased in later. That sequencing is the single biggest reason renovations run late when they are handed to separate trades.

  • Full strip out and waste management
  • Structural alterations, steels and underpinning
  • Complete rewire to current regulations
  • New plumbing, heating and underfloor systems
  • Damp proofing, tanking and insulation upgrades
  • Plastering, screeding and floor levelling
  • Bespoke joinery, kitchens and wardrobes
  • Decoration, flooring and final snagging

Working on period property in south west London

Most of the housing stock we work on across Fulham, Chelsea, Battersea and Wandsworth is late Victorian or Edwardian. That brings a particular set of problems: solid walls with no cavity, lime plaster that modern gypsum will not bond to, lath and plaster ceilings, undersized foundations and joists that were never designed to carry a modern bathroom.

We survey for those conditions before quoting rather than discovering them halfway through and issuing a variation. Where a property sits in a conservation area, and much of Chelsea and Kensington does, we build the consent process into the programme from the start instead of treating it as an afterthought.

How the money works

You pay a ten per cent deposit to secure your slot in the programme. After that you pay us as the work progresses, released against agreed stages that are written into your schedule of works before anything begins.

Every line in the quote is itemised by trade, so you can see what the plastering costs separately from the electrics. If you want to change something mid project, we price the variation in writing and you approve it before we act on it. There are no open ended day rates and no surprises at the end.

How long it takes

As a working guide, a three bedroom terrace taken back to brick and fully rebuilt runs four to six months on site, with a further four to ten weeks beforehand for drawings, structural calculations and consents. A larger detached property, or one where the layout is being significantly reconfigured, runs longer.

Your written schedule gives dates specific to your property rather than a generic range, and we report progress against it weekly so you always know whether the job is on track.

Questions

Full House Renovation: common questions

Do we need to move out during a full house renovation?

Usually yes, and usually it is cheaper. When a property is empty the trades can work across every floor at once rather than in zones, which typically takes several weeks off the programme. If moving out is not possible we can phase the work floor by floor, but you should expect it to take longer and cost more.

Do you handle the architect and structural engineer?

Yes. We have long standing partner architects, structural engineers, consultants and designers. You can appoint your own if you prefer and we will work alongside them, but most clients find it simpler to have the drawings, the calculations and the build under one roof.

Will you deal with planning and building control?

We prepare and submit the planning application and the building regulations application on your behalf, and we serve party wall notices where the works require them. On a terrace or semi in Fulham or Battersea, party wall agreements with both neighbours are usually needed and we factor the notice periods into the programme.

What happens if you find something unexpected?

We tell you the same day, in writing, with a price before we do anything about it. Common finds on period property are rotten joist ends, undersized foundations and old wiring buried in walls. Our surveys are designed to catch most of this up front so the contingency stays a contingency.
