Fulham is where most of our work starts. It is a borough of Victorian and Edwardian terraces built at speed between 1880 and 1910, which means the housing stock is remarkably consistent, and so are the problems and the opportunities that come with it.
We have taken on side return infills off the New Kings Road, dormer conversions in Munster Village, whole house renovations on the Peterborough Estate and kitchen extensions around Parsons Green. That repetition matters. When we quote a side return on a Fulham terrace we are not guessing at what is behind the plaster.

Almost every terrace in Fulham has a wasted strip beside the back addition. Filling it in adds two to three metres of width to a dark galley kitchen and is the highest value alteration available on the stock here.
Hammersmith and Fulham has designated a large number of conservation areas in SW6, including the Peterborough Estate, Parsons Green and Hurlingham. They restrict elevations, windows and roof alterations, so we check your specific address before quoting.
Mid terrace is the norm here, which means most extension and loft projects require notices served on two neighbours. We serve them and manage the agreements, and we build the statutory notice periods into the programme.
The Fulham terrace has a predictable shape: two rooms at the front, a narrow back addition running down one side of the plot, and a strip of unused ground beside it. Nearly every project we take on in SW6 is a response to that layout.
Side return infills open the kitchen out to the full width. Rear extensions push into the garden. Wrap arounds do both and give the largest ground floor gain. Upstairs, the back addition roof usually takes an L shaped dormer, which is what turns a two bedroom terrace into a four bedroom house with an ensuite.
The Peterborough Estate, the streets running off Peterborough Road and Sulivan Road, is one of the more distinctive pockets of SW6, known for the terracotta lions on the gables. It is a conservation area, and that constrains what can be done to the elevations and the roofline.
Work there needs a different approach from a standard terrace. Front elevations, roof coverings and windows are protected, so alterations have to be planned to the rear where they are not visible from the street. We establish the designation on your address before we price anything, because a quote based on the wrong consent route is worthless.
Fulham terraces were built quickly for a rapidly growing population, and the construction reflects that. Solid nine inch brick walls with no cavity, shallow foundations, lath and plaster ceilings and joists that were sized for a bedroom rather than a modern bathroom.
Add a century of alterations and you get the conditions we routinely find: rotten joist ends where a Victorian back addition meets the main house, cement render trapping moisture in solid walls, wiring from three different decades in the same circuit and blown plaster where gypsum was applied over lime. We survey for all of it before quoting rather than issuing variations halfway through.
Our office is at Sterling House in Wimbledon, which puts Fulham inside a short run for our project managers and our delivery vehicles. That is a practical advantage rather than a marketing point: it means someone can be on your site the same day when something needs a decision, and it means materials arrive when the programme says they will.
We keep our coverage tight across south west London for exactly this reason. A builder spread across the whole of the capital cannot give you a project manager who is twenty minutes away.
The side return extension completely changed how the ground floor works. NSPEC handled the party wall notices, the structural steels and building control without us having to chase anything. The weekly updates meant we always knew what was happening.

ExploreOften not. Many side return infills fall under permitted development, provided the depth, height and materials stay within the limits and the property has not had its permitted development rights removed. Conservation areas across SW6 change that, and flats have no permitted development rights at all. We check your specific address before quoting.
As a guide, ten to fourteen weeks on site for a single storey side return or rear extension, with six to twelve weeks beforehand for drawings, structural calculations, consent and party wall notices. On a mid terrace with two neighbours to serve, allow for the full statutory notice periods.
Yes. Many SW6 terraces have been converted, and a great deal of our kitchen, bathroom and refurbishment work is in flats. Flats have no permitted development rights, so anything structural needs consent, and your lease will usually require the freeholder's written approval as well. We can help you work through both.
The whole of SW6: Parsons Green, Munster Village, Fulham Broadway, Bishops Park, Hurlingham, Sands End, the Peterborough Estate and Walham Green. We also work in the neighbouring areas, including Chelsea, Hammersmith, Putney and Battersea.
