Consultation and feasibility
We visit the property, listen to what you want and give an honest view on what the building will allow. Free of charge, at every stage of the job.
Design and drawings
Our partner architects and structural engineers produce the drawings and calculations, and we handle planning and building control submissions on your behalf.
Fixed schedule of works
You receive a written schedule of works and a transparent cost breakdown, trade by trade, so you can see exactly what you are paying for.
Build phase
One project manager, one integrated in-house team and direct contact 24/7. Site is kept clean, neighbours are kept informed and progress is reported weekly.
Snagging and handover
We walk the property with you, snag it properly and only ask for the final payment once you are satisfied. Certificates and warranties are issued at handover.

Frequently asked questions
Do you provide a fixed price before work starts?
Yes. Every project begins with a free written schedule of works and a detailed cost breakdown, itemised by trade. You know the figure before anyone lifts a tool, and variations are agreed in writing before they are carried out.
How much deposit do you take?
Ten per cent to secure your slot in the schedule. After that you pay us as the work progresses, against agreed stages set out in your schedule of works. We never ask you to fund work in advance.
Are you insured and registered?
We are NHBC registered and carry £10m employers liability plus £5m public and products liability cover. Certificates are available on request and are issued as part of your handover pack.
Do you handle planning and building control?
Yes. Our partner architects, structural engineers and consultants prepare the drawings and calculations, and we make the planning and building regulations submissions on your behalf, including party wall notices where they are needed.
Can we stay in the property during the works?
Often yes, particularly for kitchens, bathrooms, loft conversions and single storey extensions where the works can be zoned off. For a full house renovation it is usually more comfortable and faster to move out. We will give you a straight answer at the feasibility visit.
How long does a typical project take?
As a guide, a bathroom runs two to three weeks, a kitchen four to six weeks, a loft conversion six to ten weeks, a single storey extension ten to fourteen weeks and a full house renovation four to six months. Your written schedule gives dates specific to your property.
